A more in-depth discussion of income verification issues is included as well as a discussion of minimum set-aside issues (including the Average Income Minimum Set-Aside), optional fees and use of common areas. The Available Unit Rule is covered in great detail, as are the requirements for units occupied by students. Attendees will also learn the requirements relating to setting rents at a tax credit property. This course contains some practice problems but is more discussion oriented than the Basic course. A battery-operated calculator is required for this course (cell phone calculators are acceptable for the class only; a battery-operated calculator is required when taking the exam). This class is offered again on Sept. 25.
Advanced LIHTCJune 11 | $200/member/$270/non-member This course is intended for senior management staff, developers, corporate finance officers, and others involved in decision-making with regard to how credit deals are structured. This training covers complex issues such as eligible and qualified basis, applicable fraction, credit calculation (including first year calculation), placed in service issues, rehab projects, tax exempt bonds, projects with HOME funds, Next Available Unit Rule, employee units, mixed income properties, vacant unit rule, and dealing effectively with State Agencies. It also includes a full discussion of the new Average Income Minimum Set-Aside. This course also includes a full discussion of major IRS positions. This the last time this class is offered in 2025.
Review/HCCP Exam Administration (in-person)June 12 | $275The Review/Exam is an in-person event in Richmond, VA. Those registered/paid for the review/exam will receive a study guide and practice exam (via email) for completion prior to the morning review. During the review, AJ Johnson (instructor) will go through the practice exam. Following the review, you will have a brief break before the start of the exam. On-site check-in for the review/exam is from 10:30a.m. -11:00; the review begins at 11:00a.m. followed by a break and the HCCP exam which is timed. A battery-operated calculator is required (cell phone calculators and financial calculators are NOT permitted when taking either exam). Taking/passing the HCCP exam is just one requirement for the HCCP designation; please familiarize yourself with the full requirements (including a training requirement, work experience, application/application fee, etc.) on the NAHB website. NOTE: The online proctored HCCP exam is not offered by the Mid-Atlantic AHMA; for details or to purchase the online HCCP exam, please visit here. Affordable housing expert A. J. Johnson will present it and provide a detailed discussion of the regulations. Discussion points will include (1) the minimum set-aside vs. the Average-test, (2) the elimination of the “cliff” test, (3) the Available Unit Rule, (4) the timing of unit designations and changing designations, and (5) Average Income and the Applicable Fraction.
